Opus Bringing Apartments to Vital Corner in Denver’s La Alma/Lincoln Park Neighborhood

At a nexus of activity outside of downtown Denver, Opus is developing, designing and constructing Kalaco Apartments, a 280-unit multifamily development. Located at the Colfax and Kalamath intersection in the La Alma/Lincoln Park neighborhood, Kalaco​ will serve as the gateway to the Art District on Santa Fe and will offer great walkability to trails, transit and the Auraria Campus.

The seven-story building will offer studios and one-, two- and three-bedroom apartments. The first floor will feature live-work units that allow residents to operate a business with favorable business lease rates. Ten percent of the apartments in the building will be affordable to households earning 60 to 80% of the area median income.

Residents will enjoy panoramic views of downtown Denver and the Front Range, as well as convenient proximity to the RTD Auraria West light rail station, Interstate-25 and the Cherry Creek Trail. The building will also offer many amenities, including:

  • multi-level fitness center
  • oversized pool
  • 2,100-square-foot co-working space
  • outdoor yoga area
  • multiple grilling stations
  • indoor-outdoor community fireplaces
  • dog grooming area and an onsite dog run

​The development will include a two-level parking ramp, as well as secure ski and bicycle storage rooms. The building will also offer gallery space to promote the work of local artists.

The project is scheduled for completion in March 2024.​
