The Opus Group® Announces Land Sale and Contract for Warehouse and Office Space for oelheld U.S. Inc.


CHICAGO – The Opus Group (Opus) announced today a land sale and contract for a 23,400-square-foot warehouse and office facility at the Oakview Corporate Park in West Dundee. Designed for oelheld U.S. Inc. (oelheld), a German-based company that develops state-of-the-art cutting, grinding and water-soluble cooling and lubricating fluids for use in the tool and gear making industries, the space will serve as the company’s new U.S. headquarters and manufacturing site.

The building will include 7,600 square feet of office space and 15,800 square feet of warehouse space with the ability to accommodate future expansion up to 16,000 square feet. Given oelheld’s needs as a leading lubricant manufacturer, the space will be highly-specialized to support the company’s commitment to environmental protection and research in fluid technologies. The new facility will include both an interior and exterior spill containment system to ensure that any spilled fluids can be controlled for cleanup, and a new laboratory will allow them to conduct the needed research to meet the ever-changing and increasing demands of their clients.

Today clients from the tool-making, automotive, medical and aircraft industries rely on oelheld products. In a short seven years oelheld outgrew their original facility and was looking for a competent partner in constructing a new facility. Oelheld was looking for a great location, aesthetics in architecture and functionality for its production. Opus delivered on all counts.”

The project is slated for completion in December 2016. Opus Design Build, L.L.C. will be the design-builder and Opus AE Group, L.L.C. will be the architect and structural engineer of record.
