Opus Transforms Brown Field Site into Functional Industrial Space

Opus designed and built Hyde Development – Twin Lakes IV Industrial Building for Real Estate Recycling (RER), a Minneapolis-based developer of contaminated real estate.

The 90,000-square-foot office and warehouse facility is a multitenant redevelopment currently home to Omnicare, a provider of pharmacy and related services to elder care and other specialized health care settings. The building was built to accommodate up to three additional tenants.

The architecture of the building was designed to seamlessly blend into the other office and warehouse facilities in the Twin Lakes office district. The exterior walls consist of insulated precast panels incorporated with EIFS cornices over the main entrances.

The site for the Hyde Development – Twin Lakes IV Industrial Building was a brown field redevelopment requiring a significant amount of soil corrections prior to building construction, along with thorough coordination and documentation with regulatory agencies. Activating its design-build approach, Opus managed all coordination from start to finish.
