The Opus Group® Announces Completion of 3701 Wayzata Blvd, a Multi-Tenant Building Repositioning Project

​The Opus Group announced today the completion of building improvements at 3701 Wayzata Blvd, resulting in a transformation to a multi-tenant building prominently located between the greater metro business hubs along Interstate 394. After identifying the lack of office space for smaller tenants, Opus converted the former single-occupant office building with a focus on enhancing amenity offerings, while respecting the original materials and showcasing the iconic building's character. The project is a testament to Opus' capabilities and foresight into how a building can be repurposed to meet the demands of today's workforce. The nine-story, 307,000-square-foot building provides flexibility for tenant space requirements while offering 1,200 on-site parking stalls in a manicured park-like environment.

The building has experienced high leasing activity with Regis Corporation (occupying approximately 65,000 square feet); SRF Consulting Group, Inc. (occupying approximately 70,000 square feet); and Tactile Medical (occupying approximately 114,000 square feet). Approximately 55,000 square feet is still available.

In short order, we transformed this unique building into a dynamic, multi-tenant offering to satisfy the high demand for quality office space." 

Working closely with the interior design counsel of Perkins and Will, Opus preserved the building's historical character by keeping the marble walls, exposing and refinishing the terrazzo flooring and highlighting the concrete textured ceilings. Opus repositioned the southwest corner as the main entrance to enhance functionality as a multi-tenant facility. 

The building offers diverse workspaces and a plethora of amenities, including a renovated café with indoor and outdoor seating, fire pit, bocce ball, a half-basketball court, fitness center with locker rooms and an indoor bike lounge. Situated near Brownie Lake with access to the Minneapolis Chain of Lakes and local biking and walking trails, tenants can enjoy the benefits of being immersed in nature, while also having convenient access to major business hubs.

The eighth floor includes a tenant club room, rooftop patio, entertainment areas and a conference room. On floors three through seven, Opus created glass cantilever boxes on the northeast corner to offer unencumbered views of the Minneapolis skyline, symbolizing a new chapter for the iconic building.

“Our vision for this project was to emphasize the building's welcoming setting by opening up spaces that allow for more daylight and incorporating mid-century furnishings to enhance the space," said Tony Layne, managing director at Perkins and Will. “Instead of focusing our energy on reparations, we channeled our creativity into restoring the historical elements – such as the original marble walls and walnut accents – and repurposing the existing space to best meet the needs of today's workforce."

Opus was the developer, design-builder, and architect and engineer of record. Perkins and Will provided interior design consulting services for the project. This project was a joint venture with Principal Real Estate Investors. TCF Bank provided financing for the project.
