MINNEAPOLIS – The Opus Group (Opus) announced today plans for a 145,800-square-foot speculative industrial office and warehouse facility in Brooklyn Park, Minnesota.
“This is an exciting opportunity to respond to a specific demand in the Twin Cities’ thriving northwest metro submarket,” said Tony Phelps, senior director, real estate development of Opus Development Company, L.L.C. “The location and access off Highway 169 make the site very desirable given the limited supply of quality 24-foot clear height office and warehouse product in this area.”
Located at the intersection of 85th Avenue and Wyoming Avenue North, the new building will offer prime highway access and meets the demands created by the sector’s low vacancy rates. The building will be conducive for a single or multi-tenant occupancy. Construction will begin in May 2015 and completion is scheduled for fall 2015.
The building will be owned by a joint venture partnership between Opus Development Company, L.L.C. and Founders Properties, L.L.C. Opus Development Company, L.L.C. will be the project’s developer. Opus Design Build, L.L.C. will be the design-builder and Opus AE Group, L.L.C. will be the architect and engineer of record. Cushman & Wakefield/NorthMarq will market the property for lease.
