The Opus Group® Announces Start of Construction on Arbor Lakes Corporate Center Industrial Redevelopment

The Opus Group (Opus) announced today the start of construction on a 204,000-square-foot speculative industrial building in Maple Grove, Minn. The project, known as Arbor Lakes Corporate Center, is a collaboration with Inland Development Partners (Inland).

“We're excited to work with both the city of Maple Grove again and Inland to remediate the former Hilger Transfer Site and bring a new commercial development to the desirable Maple Grove community," said Phil Cattanach, senior director, Opus Development Company, L.L.C. “Commercial tenants' demand for space in the northwest submarket remains strong, and this unique development will enjoy attention from businesses drawn to the amenity-rich Maple Grove community."

Situated on a 13-acre site at the northeast corner of Zachary Lane and 85th Avenue in Maple Grove, the 204,000-square-foot building will offer easy access to major transportation routes, including Interstates 494 and 694 as well as the newly improved Highway 610.

The site will first undergo environmental remediation to fully remove existing landfill and environmental pollutants from the former disposal and waste transfer site. The building will feature modern industrial specifications to meet various tenant needs, including 28-foot clear height ceilings, 32 docks and two drive-in doors. Additionally, the development offers architectural precast exterior with enhanced glass lines and approximately 300 parking stalls to support the demand for office and lab space in the submarket. Construction is expected to be completed in late 2019.

“Inland Development Partners is pleased partner with Opus and the City of Maple Grove to transform this site into a state-of-the-art mixed-use industrial development," said Tom Shaver, Partner, Inland Development Partners L.L.C. “Developers rarely have the opportunity to develop a site with as strong a demographic profile as Arbor Lakes Corporate Center."

The Opus team previously developed the Arbor Lakes Lifestyle Center that serves as a premier lifestyle shopping, retail and entertainment destination for customers from the north metro as well as the upstate region. The new Arbor Lakes Corporate Center will be located close by and add to the burgeoning business and consumer hub Maple Grove is becoming known for in the Twin Cities.

“We're excited about the collaboration between Opus and Inland Development Partners for the development of this highly visible site in Maple Grove," said Mark Steffenson, Mayor, Maple Grove. “This project directly aligns with our goals of job creation and growth of industry, particularly in the medical technology sector. It is a great compliment to Maple Grove's strong retail and restaurant offerings as well as the many other amenities our community has to offer."

Opus Development Company, L.L.C. is the developer, Opus Design Build, L.L.C. is the design-builder and Opus AE Group, L.L.C. is the architect and structural engineer of record. The development is a joint venture with Inland Development Partners and will be marketed for lease by Chris Hickok ( and Dan Larew ( at JLL.
