The Opus Group® Announces Start of Construction on Two Speculative Buildings at Port Union Commerce Park


​CINCINNATI – The Opus Group (Opus) announced today the start of construction on two speculative industrial buildings at Port Union Commerce Park in Cincinnati. Located on 46 acres, the buildings will total more than 800,000 square feet of space and will be owned by Founders Properties, L.L.C.

“The local market is extremely tight for spaces for modern industrial distribution, so we’re already seeing encouraging activity,” said Douglas J. Swain, vice president and general manager for Opus Development Company, L.L.C. “We’re excited to bring new products with the ability to accommodate multiple tenants to the Cincinnati area.”

Located in a premier industrial development near the intersection of State Route 747 and Port Union Road, Buildings 1 and 3 will provide tenants with easy access to I-275 and I-75 for local, regional and national distribution. Upon completion in September 2015, the commerce park will have four buildings total, including existing Buildings 2 and 4.

Located at 4250 Port Union Road, Building 1 will be 260,000 square feet with 28-foot clear height, 40-foot by 44-foot structural bays, 25 dock doors and two drive in doors. Located at 4350 Port Union Road, Building 3 will be 547,000 square feet with 32-foot clear height, 50-foot by 50-foot structural bays, 60 dock doors and four drive in doors. Both buildings will feature 60-foot deep trailer storage in the truck courts, abundant car and trailer parking, as well as ESFR sprinklers and T-5 fluorescent lighting.

Opus Development Company, L.L.C. is the developer, Opus Design Build, L.L.C. is the design-builder and Opus AE Group, L.L.C. is the architect and structural engineer of record. Founders Properties, L.L.C. is the owner of the two buildings. Mike Lowe and Doug Whitten with CBRE are listing the new buildings.
