The Opus Group (Opus) announced today plans for a 200,700-square-foot speculative industrial development in Ankeny. This building marks the second phase of the master planned development at Corporate Woods Industrial Park, a 50-acre site that boasts a fully-leased 208,000 square foot industrial warehouse and additional space for a third facility of up to 200,000 square feet.
“Corporate Woods has proven to be a great home base for industrial tenants both for the flexibility of the space and its location in the heart of Iowa with quick access to two major interstates,” said Jason Conway, director, real estate development, Opus Development Company, L.L.C. “Building on the success and quick leasing of the first building in the park, the second development has similar features with an added benefit of providing more space for outside storage or trailer parking.”
With immediate access to Interstate 35 and Interstate 80, the industrial development is in an ideal location for tenants requiring access to the national highway system as well as close proximity to the Des Moines International Airport and Ankeny Regional Airport. The warehouse will offer 32-foot clear height, one drive-in door, up to 54 dock doors, ESFR sprinkler systems, 121 parking spaces and the unique ability to accommodate up to 58,000 square feet of outdoor storage or additional auto or trailer parking.
Situated on nearly 17 acres of land, the new facility will meet the needs of single- or multi-tenant occupancy with a flexible design that can seamlessly integrate the space for a variety of uses.
Construction on the development began June 2017 and the facility is expected to be complete May 2018. Opus’ recent portfolio of work includes more than 6.8 million square feet of industrial developments currently under construction or completed in the past 24 months across the United States including the first speculative warehouse at Corporate Woods Industrial Park and the nearby Gateway Industrial Center in Grimes, Iowa. Both of these developments were completed in February 2016 and have been fully leased.
Opus Development Company, L.L.C. is the developer, Opus Design Build, L.L.C. is the design-builder and Opus AE Group, L.L.C. is the architect and engineer of record for the project. Marcus Pitts and Jeremy Spillman with Jones Lang LaSalle will market the property for lease.
