Opus and Hillcrest Develop Rail-Served, Shovel Ready Park in Suburban Twin Cities

With few remaining sites that can accommodate rail service for sizeable operations in the greater Minneapolis-Saint Paul market, Hillcrest Development, LLP, snapped up 40 acres in Cottage Grove, Minn. Opus and Hillcrest developed the site for various industrial users.

North Star Sheets Build-to-Suit

Opus developed, designed and built the first building in Southeast Industrial Park for North Star Sheets. The build-to-suit industrial facility totals 161,000 square feet.

North Star Sheets chose to pursue development at Southeast Industrial Park due to the size of the property and the benefits of being rail served and shovel ready. In addition to delivering a building to support North Star Sheets' vision, culture and goals, Opus' integrated delivery model enabled an aggressive timeline to meet the company's operational requirements.  

The North Star Sheets building was completed in September 2018.

North Star Sheets Expands

With a desire to better serve their clients and grow their business, North Star Sheets chose to expand their facility. Opus designed and constructed a 35,000-square-foot addition and increased its total footprint by an additional 4.5 acres of land.

The expansion was completed in February 2022.

RJ Schinner Build-to-Suit

On the last parcel of land, Opus is developing, designing and building a 125,000-square-foot building for RJ Schinner, one of the nation's largest independent redistributors of janitorial/sanitation, foodservice and paper products.

Located at 7530 91st Street Alcove in Southeast Industrial Park in Cottage Grove, the site will accommodate current and future needs with the ability to expand. The building will feature:

  • 14 dock doors (expandable up to 29)
  • one drive-in door
  • 30 parking stalls
The project is slated for completion in January 2024.
