Opus and Hillcrest Develop Rail-Served, Shovel Ready Park in Suburban Twin Cities

​With few remaining sites that can accommodate rail service for sizeable operations in the greater Minneapolis-Saint Paul market, Opus Development Company, L.L.C., and Hillcrest Development, LLP, snapped up 40 acres in Cottage Grove, Minn.

Named Southeast Industrial Park, the site offers a total of approximately 575,000-square-feet of space suitable for a variety of development concepts, including build-to-suit opportunities as small as 50,000 square feet. Located south of Highway 61, Southeast Industrial Park is in a desirable location with major freeway access. The development is also DEED shovel-ready certified.

Phase I: North Star Sheets Build-to-Suit

Opus is developing, designing and constructing the first building in Southeast Industrial Park for North Star Sheets. The one-story, build-to-suit industrial facility will total 161,000 square feet and reside on 16 acres. North Star Sheets is expanding and will use the building for manufacturing operations. 

North Star Sheets chose to pursue development at Southeast Industrial Park due to the size of the property and the benefits of being rail served and shovel ready. In addition to delivering a building to support North Star Sheets' vision, culture and goals, Opus' integrated delivery model will enable an aggressive timeline to meet the company's operational requirements.  

The North Star Sheets building is scheduled for completion in September 2018.

An additional 24 acres remain available on the Southeast Industrial Park site, which Hillcrest owns, allowing for an additional 300,000- to 350,000-square-feet of future development.
